Would ‘Princess Diana’ have retained the courtesy title of “Lady” due to her as the daughter of an earl if she remarried to a commoner? I.e. would she have been “Lady Diana Fayed” or simply Mrs. Fayed?

Yes, as the daughter of an earl, "Lady" is a base level title that she would never lose.

She would have have been Lady Diana, Mrs Dodi Fayed. Think of the York Princesses ..... Her Royal Highness Princess Beatrice, Mrs. Edoardo Mapelli Mozzi.
